Initially pricing your home is key to selling your home, all other marketing issues are subordinate to proper pricing. Before we can get together to arrive at the appropriate asking price for your home you must first consider the following:
- The location, size of your home and it's condition are the primary factors that affect the activity of your property in the market.
- The price of your home should relate to recent selling prices of similar properties in either your neighborhood or comparable neighborhoods.
- A properly priced home generates great interest and excitement during the first 2 to 3 weeks the home is on the market.
- After the initial excitement is over, both seller and Realtor should review the number of showings and any offers received within the first 30 days.
- Based on these results a number of steps should be considered. Increased marketing, reassessment of the asking price to meet the market and fixing any problems with the property based on feedback from prospective buyers.
If your home is properly priced and easy to show your home will sell quickly and fairly. Remember it's a negotiation between buyer and seller and must be mutually beneficial to both in order to have a close.
