Here are some tips on how to prepare your property for potential buyers.
· Curb Appeal is critical. A clean and fresh exterior, landscaped yards and well maintained grounds create an inviting and welcoming ambiance to potential buyers
· Apply fresh paint inside and out where needed
· Light and Bright is also critical. Sparkling windows and open draperies allow the maximum amount of light into all rooms
· Examine all faucets and repair those that are leaking. Be sure electrical fixtures are clean and in good repair. Check that all smoke detectors are in working order.
· Keep the kitchen and bath spotless and fresh smelling. Check tile grout and caulking. Be sure sinks, counters and cabinets are clean inside and out. Check the kitchen and bathroom fans and repair if noisy. Re-glue peeling wallpaper.
· Look through your closets and storage areas and sort and store excess. In the garage and parking area clear away excess debris and keep work areas tidy. Try to have room in your garage for your car.
Showing your house:
· Walk through your house as if seeing it for the first time. Now may be the time to pack away extra collectibles.
· Try not to cook foods with strong aromas.
· If you find it might be necessary to be at home please be sure to let me conduct the showing. It is important that you arrange to be gone during the showing. This allows the buyer to ask any questions without embarrassment and to feel free to envision themselves as the owners of your home.
· Turn on the lights and open the draperies to highlight your home's best features. If the day is cold or the showing is in the evening, a fire in the fireplace is inviting. Soft music is nice during the showing along with fresh flowers who add a cheerful ambiance.
· Be sure your closets are neat and orderly. Leave the doors slightly ajar so buyers feel free to examine the size and space available. Put away jewelry, valuables, money and small items that could easily be displaced in a safe place.
· For your safely, DO NOT let strangers into your home even if the seem like a prospective buyer. If any individual comes to the door requesting a viewing of your home without an appointment give them your Realtor’s business card.
